Cannot praise this beautiful B&B enough, owners David & Denise are a delightful couple who will go out of their way to make your stay as perfect as possible. Accommodation is A*, beautifully clean with everything needed for a perfect stay.||Don't for get to ask Denise for one of her homemade loaves too, you won't be disappointed. ||Located in a small village, 'about two hundred yards in each direction' was the description of the bar manager of the lovely Kings Arms pub restaurant, which itself is in a superior class of its own. ||Both highly recommended.

We have just spent 2 nights at Carlton Barns and it was our second visit. This time we were with friends who stayed for one night. It's a lovely B&B. The rooms are very well appointed, beautifully clean and very comfortable. Breakfast is excellent, and if others are staying then very sociable too. Denise and David are superb hosts and clearly love having people to stay. Do stay, you will love it.

We had an absolutely delightful time staying at the Carlton Barns B&B on Feb 24th and 25th this year. The owners, Denise and David (and their little puppy, Gertie) are such wonderful, friendly, and warm hosts. We stayed at the ‘Wash House’ room which had king sized double bed. The room, bed, and bathroom/shower were very clean, cozy, and super comfortable. We very much enjoyed the delicious eggs and sausages, from the local farms, served for breakfast. We had the opportunity to join Denise and David and some of the Sandhutton village residents at the Kings Arms Pub (a very short walk from the Carlton Barns B&B) for a ‘quiz night’ gathering. We had a great time surrounded by friendly and fun group of people that night. We highly recommend staying at the Carlton Barns B&B if you are looking for real British warmth and welcoming souls! Denise and Davids' welcome remains as warm and genuine as it did when I first visited over 10 years ago. Their property is absolutely lovely and every effort is made to keep the rooms fresh, charming yet right up to date with so many nods to comfort and modern living. I popped out to the pub at around 8.30 and on my arrival a place was being set for me...Denise had rung ahead to make sure they fitted me in. A briliant place to stay run by a terrific couple.

We were looking forward to returning to Carlton Barns and I almost think this visit was better than last time. David and Denise are perfect hosts, very comfortable beds, serve the perfect breakfast and make it very difficult to leave. As many others appear to have said, nothing is too much trouble. The only place to stay in this part of Yorkshire!.

We have stayed at Carlton Barns on a number of occasions and are always made welcome by Denise and David. The Tractor Shed is a beautiful room to stay in being spacious and well equipped. It is impeccably clean and tidy.||||The full English breakfast with a very fresh fruit salad is delightful and will keep you going for many hours to come.||||We look forward to stopping here next year.||||Alan

The breakfasts are unforgettable!
From there we made fantastic excursions.

Really lovely weekend stay in the Tractor Shed. Denise and David perfect hosts, friendly and helpful. Accommodation was extremely comfortable and spotless throughout. Breakfast tasty and loved the Greek yogurt. Looking forward to a return visit next summer.
