I got a lot of help from Isabell throughout the renting process. As an international student moving to NYC, I am not familiar with a lot of things. Thankfully, Isabell gave a very quick response and was helpful with detailed answers to my many questions. I also got help from Bram in the early process of apartment search. He gave great assistance, too.

The apartment unit and my room are great. Clean and tidy. The condition is the same as the advertised video. I am especially pleased with the kitchen (a lot of cooking ware, haven’t tried them all though so idk it works or not). I hope that they’ll have in-unit laundry for my unit in the future. It’ll be even better 🙂 x

My experience with AYA for a summer housing was a great option and the apartment itself was great. My largest issue was with the management team and their inability in dealing with their clients. Firstly, AYA provides a lease agreement but does not refer back to the agreement for any conversations. My initial payment for the security deposit was not going through and so AYA accepted that I could pay half of the security deposit to secure my apartment which was the confirmed amount on my lease agreement as well. One week into staying, I was told that I am yet to pay the rest of the deposit because that was their policy and that even though they hadn’t put it in the agreement, I was still bound to pay it. AYA also offers weekly cleaning for all of their apartments and on the first day of moving in, the cleaning lady told us that she would be in there every Monday morning to clean the place. When she did not arrive on one of the Monday mornings, we reached out to the management who blatantly told me that someone actually was in our apartment and that I was lying about the fact that our apartment hadn’t been cleaned. After several back and forth messages, and their claim that they could also provide images, they finally agreed that I was correct and that no one had in fact come into our apartment.

My largest issue with the company is their incompetence in putting together a lease agreement. I required an apartment for 2 months and since they did not offer that, they told me that they would offer me a 12 month lease with the inability to cancel 60 days prior to when I wanted the lease to end, and pay a certain amount for months that I wouldn’t be there. In their lease agreement, which was sent to me post all of the discussions that were made, none of this information was present and also the lease agreement said that it would be for 2 months and not 12. At the end, they still charged me the fee for not being there for the remaining 10 months and their entire management team was rude and disrespectful while speaking to me. I specifically want to call out Omar Sanchez their revenue associate and Mandy (Menachem) Sanchez their revenue manager, who has no decency in his way of communication.

The company clearly screwed up my lease agreement but does not know how to take accountability for their mistakes and the way that their employees communicate with customers is a reflection of their upper management because the behavior clearly trickles down from there.

I lived at Aya's 42nd Street location for 6 months and overall have had a positive experience. I remember when I was looking for an apartment, I relied on reviews. My goal is to walk through as much as I can in hopes of helping anyone looking for a place.

Application Process - First, I'll start by saying that I was able to get a quick tour of the building/apartment that I was looking at without making any sort of deposit. They do take a full month's rent security deposit while you're completing the application process (the contract states that you can be reimbursed if you don't qualify). It does feel 'weird' to not have an application fee as opposed to an entire month's rent. That said, I was approved and will hopefully be receiving my security deposit upon the end of my lease (I'll update my review once that is complete). Payments come out the first of the month and are set up electronically. I will say in my experience, I was always able to get someone on the phone or a call back within hours whenever I needed to talk to someone.

Moving In - the day prior to move in, they send you the access codes for the apartment and you move in. When they say you only have to bring your clothes, they mean it. I purchased two storage bins for under the bed, but otherwise they have everything you need. The 42nd Street Apartments come with a washer/dryer, which is extremely convenient. The apartment/rooms aren't big but with high ceilings, they felt spacious enough. My room was also really quiet, I didn't hear a lot of noise from out in the streets.

Cleaning - They have a cleaning team that I believe comes in around 3x/month and typically is unannounced. The schedule changes from time to time, but I will say that the cleaning team is great. Common areas (living room, kitchen, bathroom) are cleaned really well and they'll go through and wash any dishes as well. Kudos to the team that does this.

Roommates - Aya is co-living, so roommates can change (I've had a few different ones). All I can say is that my experience, all of my roommates were great, extremely professional and clean. I would imagine that if there were issues, you could let the admin team know.

Services Related Issues - we had two issues while at the apartment (toilet leak/broken window mesh). I put in the service requests on their website and both issues were resolved with 2 - 3 days. I was extremely impressed with Aya's responsiveness and communication.

The 42nd St Surrounding Areas -

Pros - if you're moving to NYC, you'll be living in the heart of the city, steps away from Times Square, extremely convenient to public transportation (the subway is about a 45 second walk from the door). There are grocery stores 2 blocks away and a Target less than 5 minutes away.

Cons - it's hectic in this area, there's a lot of people who seek shelter/squat right in front of the building. It's not that most clean area in the city (everywhere has trash, but this area seems to be a bit worse). I've not run into any specific issues, but it's important for me to recommend you walk around the area day and night to determine to if you feel comfortable (overall I felt okay but I did walk quickly to the apartment on a number of occasions). Again, that's not something AYA can help but I want those looking at this location to be mindful of the area.

Overall, the service and communication of the Aya team would have me recommend them as a company that you could look to for a short-term stay in NYC. Everyone I interacted with was friendly and accommodating and I enjoyed my experience.
