Villa Pia is wonderful — it feels like the warmest of family homes, with all the kids running around laughing & having playtime, but then set in these fairytale hills that are really breathtaking. All the staff are so lovely & friendly and the chefs in particular seem to be geniuses. Gessy, Giulia, Meri & Catia put on a new 4 course menu each evening which is always just amazingly good — seasonal, traditional and full of flavour — and a lunch time spread which is equally fresh & delicious. Everyone spends some time exclaiming over how good the food is before tucking in...||There are two swimming pools set into the hillside and a tennis court as well as a play room, music room, cooking classes, yoga, and art classes for the children, which they seem to love. It seems impossible to reach the end of a stay here and not feel fully relaxed & happy. Thank you Villa Pia ❤️

Firstly we want to caveat this review with - it all depends what you are looking for and the below is as with any review - our opinion.|Villa Pia is a family oriented complex run by an English family and catering to English families so if you are looking for an authentic Italian experience this isn’t for you. The location is in a rural village on the border of Umbria and Tuscany. There are very few facilities and the place is targeting (British) families with children. If you like multi family, basic no frills holidays where everyone eats together, you like to make friends with other families, things are generally a bit chaotic and noisy then this is the perfect place.|The accommodation is very, very basic (and you may have to put up with some creepy crawlies and flying insects in your room, which perhaps some are willing to accept as it is the countryside after-all but it’s a consideration if you’re worried about that sort of thing - we were all completely bitten by bugs by the end), the food is very plain and bland (do not expect famously rich tasting Italian cuisine). While you will get lots of pasta, rice, couscous, with some vegetables, and meat, everything is rather low on taste and quality. Breakfast was the worst and consisted of a buffet of the same type of slices of cold cuts and cheese all week with bread rolls that tasted like they were defrosted in the oven. There are no eggs, fruit, vegetables and none of the exceptional Italian produce that one would expect and hope for especially in this part of Italy (apparently you can order eggs if you want but it’s not obvious). Lunch was probably the best meal with more salads and vegetables but we usually were out for the day so rarely dined in at midday.|There is a fridge which has yoghurts, fruit and drinks all of which are available to guests at will throughout the day and our kids basically lived on those. Children’s food revolved around pasta, chips, pizza and rice with the odd vegetable. It’s a menu of simple carbs with very limited nutritional value and our children didn’t enjoy it.|The rooms have no AC (which makes for very hard sleeping in the height of summer - we visited in July), no TV, the wifi is only available in the main building and is very patchy (the network is very poor so you will go for periods of time with no reception, which for some may be no inconvenience or even great but it can be very frustrating when you are trying to reach someone or someone is trying to reach you and you have no reception). The rooms and bathrooms in particular are in some cases in need of serious updating.|The views are lovely of typically Tuscan rolling hills and villages. In the village of Lippiano there are only a handful of houses. There is one little shop and restaurant which makes it for a nice and quiet atmosphere.|At Villa Pia there are two swimming pools - a larger and smaller one but both are relatively small for the size of the place and get overcrowded with screaming children during the day. They are also far away from the main house and there are no facilities like showers or toilets nearby so you have to run back to the house each time your child needs the toilet.|There is a tennis court, lots of place to run around for the children and the staff are generally very helpful and friendly (except bizarrely for the owners who when around, were not very friendly, didn’t seem to care and just shrugged their shoulders when told about any issues).|Overall the location is nice and our stay was fine, however if you are looking for an Italian experience, or a more quiet spot with less families on top of each other and fewer screaming children, then probably look elsewhere. We also thought the price to quality ratio was somewhat off with the cost reflecting a more prime holiday but the delivery at a budget level. Perhaps this was once a good venue but now seems to go more on its past reputation than on current offering.

We (family of 4) spent a week in Villa Pia at the end of July. This was our third stay there and we couldn’t be happier.||Morag (originally Scottish but has lived in Italy for decades) has assembled an amazing team who stopped at nothing to ensure we had an amazing stay. As usual, the Villa is full board with unlimited drinks included. ||The food is sensational, prepared by a host of Italian cooks – starting with a simple breakfast of meats, cheeses, croissants, bread, plenty of fresh fruit and yoghurt and eggs cooked to order. Fruit is left out all day and replenished as necessary but we saved ourselves for lunch which is the highlight. A different variety of 15+ Italian style dishes is served buffet style – parents and kids eating together. It is truly a gastronomical delight, all with fresh local produce. Cakes are out in the afternoon (as if these are needed after the lunch …) and then dinner. Dinner for the kids is at 6 – again, this is Italian themed but a little simpler for the kids, with a few varieties of pastas, breads and always some veggies. Adult dinner is a sit down affair at 8 pm – 4 courses with red and white wine on the table (the kitchen is open 24/7 for those that prefer beer or spirits, its all included). The dinner is sharing style with large platters of pasta and sides on the able with the mains served individually. Again, Italian themed dishes and those with dietary restrictions (gluten, lactose etc.) are provided with separate (and equally sensational) dishes.||The grounds at the Villa are vast, with beautiful views. Two pools (one of which is smaller for the little kids) where we spent all of our days. The older kids tend to disappear to play tennis, table tennis or table football or just run around the grounds enjoying each other’s company. The layout of the grounds makes it completely safe and we have never heard of a child wondering off. The kids return when exhausted and wanted to rest by the pool or when in need of a snack. It’s a great combination of a family holiday but giving the parents some quiet time and the kids some independence. We all end up together at meal times at a minimum.||There are numerous classes on offer throughout the week from yoga to cooking and art classes for the kids. Massages and other treatments are also available. Some families used the Villa as a base to travel the area, but for us hanging out by the pool or playing sport was all we wanted to do – and make sure that we were able to enjoy that lunch!||In terms of the accommodation, it is traditional Italian style. Thick stone walls, exposed wooden beams, lovingly restored and maintained. Don’t expect modern 5* accommodation with A/C, this is an authentic villa. Comfortable and pleasant, but still warm in the height of summer, even with fans in each room. One thing worth noting is the shutters – they are amazing and we often woke in the morning to a pitch black room even though it was super bright outside. Wifi can be patchy but there is generally 4G or 5G available, so its never a real issue. As it is Italy, in the height of summer and in the country side, there can be some mozzies but we brought organic insect repellent and it wasn’t an issue.||Having stayed before, each year is different depending on the guests. This year there were a lot of kids and it got rowdy at the pool at times. In other years, it’s been less so. But by and large most of the families that go there are of a similar mind set, friendly and open and happy to meet and chat with others. One of the highlights is late in the evening when the kids are in bed and the heat has dissipated and the adults all sit around drinking wine and chatting. Its lovely.||We will be back again next year!

What an amazing place to stay we went here on a yoga retreat and it is so Italian. The rooms are all individual and most are in the main part of the property but there are also rooms in a big house just up the road, this is where we stayed and although initially disappointed we were actually pleased as it was quieter and we had our own balcony kitten et and fridge full of food and drink. Everything is included from drinks to food to snacks. The staff were fab and do friendly. I would really recommend the cooking course and the spare treatments ( both are charged for but well worth it. |In the village there is a small bar that does fab ice cream and style sandwiches which were fab. |I cannot recommend this place enough it was just something special.

Just back from another fantastic week at Villa Pia (our second visit).|We travelled with our 3 small children and a large group of other families with children ranging from 18 months - 11. |Villa Pia is extremely well set up for families with small/er children who delight in spending their days playing with friends, old and new, and are often only seen when the bell rings to signal kids’ meal time. Our children particularly enjoyed their art and cooking classes, days by the pool, playing tennis and on the outdoor play equipment, in the soft play and ping pong/ table tennis areas, and generally just running about with their friends making their own games (depending on your perspective, the benefit of rural wifi and very limited screen time!). |Adults enjoyed the amazing views, days in each other’s company safe in the knowledge that their children were playing happily, runs in the local hills and fiercely fought morning tennis matches, days by the pool, yoga, a wine tasting one evening and (for some) exploring the local hilltop villages and day trips to Cortona, Arezzo, Anghiari etc. |As ever the food was AMAZING. Villa Pia is all inclusive and there is a kitchen area open 24/7 that is fully stocked with 6-7 different fresh fruits, freshly baked cakes, an open bar, espresso machines and tea (with a full range of milks including oat and soya. All food is sourced from the local area, and freshly cooked by local chefs who have worked at the property for decades - after a vast array of salads, meats, pastas, and fresh melon and watermelon at lunch, and a 4 course meal every dinner time, and a light breakfast each morning. |Thank you to Morag and team for another wonderful holiday in your idyllic rural setting. We will be back!

I travelled here with some university friends who had families as part of a reunion. Villa Pia is simply wonderful. The staff takes such incredible care of their guests, and they genuinely care that they are well looked after, have a good time, and have everything that they need. The villa is set up so that families can watch their children play together, everybody eats together, and it's a great way to meet people from around the world you might otherwise not ever meet. The sense of community is hard to explain, but the team at Villa Pia have figured out the secret recipe over the last 27 years. All of us had a chance to do a different class, the adults did cooking, and the kids did a forest class and a cooking class. The food is absolutely top notch and we were certainly never hungry. Their coffee machine is also excellent, and the booze flows freely. The value here is sensational. I don't personally have a family, so I wouldn't recommend it for solo travellers, however, if you have friends who have families, but you're looking for a great and easy place for families to meet where you don't have to worry about dinner, you don't have to worry about the kids having plenty to do and the adults can just catch up as well while the kids are occupied... This is definitely the place for you. There's lots of nice easy trips to Assisi, Arezzo and Sam Marino if you want to get out and about. The pool is great and the kids really loved it, as did the adults with a nice aperol spritz. Can't say enough good things about the place, hope you get to enjoy it too 🙂

Morag, the owner, and her managers Paola and Sophie worked their restorative magic again. Together with their wonderful Italian staff, they enable a disparate group or groups of strangers to meld in the Umbrian countryside with their children. Central to this is space : there’s masses of it on the small Estate. The Villa, named after the historic owner’s wife, is substantial and handsome. The views to be seen from it on three sides are magnificent. Adjacent to the main house is a reclaimed and repurposed garage or stables, and an orangery or lemon house to the other. The holiday is definitely for gourmands - 4 meals per day, with 4 courses for dinner, and a splendid buffet lunch each day. Finally, there is a pool and a hard tennis court with play rooms and play areas for children. One more thing, the staff are uniformly wonderful, kind, loving and attentive. It’s a little known destination but it seems unfair that it’s excellence shouldn’t be more widely recognised.

I can not recommend villa Pia enough. We caught up with a bunch of friends, and made new friends too. The food was amazing, the villa beautiful, the staff extremely friendly and helpful and accommodating. If you are looking for a relaxing weekend in the beautiful Italian country side, look no further.
